GUEST RULES & REGULATIONS

1. License to Occupy - No Tenancy Created 

Guests acknowledge that occupancy of an RV site constitutes a revocable license, not a lease. No landlord-tenant relationship is created. Guests waive any claim to tenancy rights except where expressly required by Arkansas law. 

2. Eligibility & RV Standards 

RV must be fully operational, registered, insured, and maintained in safe condition. Management may refuse or terminate occupancy of any RV deemed unsafe, unsightly, or non-compliant.  

3. Payment Terms & Cancellation 

Payment is accepted by cash, cash-app, and credit or debit card only. Checks and ACH bank transfers are not accepted. No change or cash is kept on the premises, and any cash payment must be made in exact change. All fees are due in advance unless otherwise agreed in writing. Nonpayment is grounds for immediate termination of occupancy. Rates and fees may be modified by management with notice as required by law. Both Daily and Weekly stays, tenants will pay taxes of 9.75%. 

Cancellation Policy is as follows:

-15 days or more prior to arrival: Refund issued minus a $22 cancellation fee. 

-14-8 days prior to arrival: Refund issued minus a $37 cancellation fee. 

-7-3 days prior to arrival: A camp credit will be issued minus a $37 cancellation fee. 

-2 days prior to arrival or a no-show: Full reservation charges apply. 

All cancellations must be made by phone with office staff during office hours. Cancellations will not be accepted via email, voicemail, or social media. Camp credits are valid for 12 months from the original booking date. Holiday reservations are non-refundable. Refunds, discounts, or prorated rates are not provided for early departures or unused nights. 

4. Refund Policy 

Refunds are granted solely at Management's discretion unless required by Arkansas law. Reservations cancelled 3 days prior to your scheduled arrival will be issued a refund minus a $25 cancellation fee. Reservations cancelled 2 days prior to your arrival or in the event of a no-show will be charged the full reservation fee. Payments made for Holiday reservations are NONREFUNDABLE. There are no refunds, discounts, or prorated prices granted for early check-outs on your last day or for early departures. No refunds for early departure, rule violations, acts of nature, or utility interruptions. 

5. Length of Stay & Extended Occupancy 

Daily/Weekly/Monthly stays are considered transient. Extended stays may require additional agreements and documentation. Management reserves the right to limit maximum stay durations. 

6. Site Use Restrictions & Recreational Area Policies 

Guest agrees: 

 -Only approved occupants may reside on site  -No subletting or assignment 

 -One RV per site unless approved  -Site must remain clean and orderly 

Storage of debris, hazardous materials, or clutter is prohibited. 

Recreational Area Policies- Hanging from the nets and dunking on the goals are strictly prohibited. If you are not playing a game on the court, please do not be on the court (unless there to supervise children). Be courteous with other players and take turns with games. Keep the courts clean of any trash and rubbish. No food is allowed on the courts. Drinks can be present only if they have a twist cap. Drinks in fast food cups are prohibited. Gym bags are allowed. Strollers, bicycles, skateboards and other mobile devices may not be on the court.  

Fishing pond- Fishing at the fishing pond must be done at your own risk. We are not responsible for any injuries or death. We have ensured to the best of our ability the safety of all residents. As such, no one can cross the fence that borders the pond. You CAN cast your line over the fence. The dock is handicap accessible. As such, please be courteous and mindful of those that need this accommodation. No one can sit, stand or climb on the railing. You will be liable for any property damage that you cause. All fish in the fishing pond MUST be released.

When removing the hook from the fish, please do so barb-down to avoid hurting the fish. The pond is under 24/7 video surveillance. 

7.Conduct & Compliance 

Guests must comply with: 

-All park rules and policies -All applicable local and state laws 

Prohibited conduct includes but is not limited to: 

-Illegal Activity

-Disorderly or disruptive behavior

-Harassment of other guests 

Violations may result in immediate removal. 

8. Check-In/Check-Out & Parking 

Check-In hours are 1:00PM and 5:00PM. Early check-in may be available upon request but is not guaranteed and is subject to site availability. Guests arriving after 5:00PM must notify the office in advance so that their welcome packet can be placed in the after-hour drop box located at the office. 

Late check-in is permitted between 5:00PM and 10:00PM. Arrivals after 10:00PM must receive prior approval from office staff, as late arrivals may interfere with the park’s designated quiet hours. If you experience an unexpected delay while traveling, please contact the office as soon as possible and we will do our best to assist you. 

Check-out time is 11:00AM. Late check-out may be available upon request and is subject to availability. 

Late check-out fees are as follows: $30 for departures between 11:00AM and 5:00PM. Departures after 5:00PM will be charged a full additional night, based on your reserved site rate. Guests must contact the office during normal business hours to request and confirm late check-out availability. 

Parking: If additional vehicles cannot fit within your designated site, they must be parked in the designated visitor parking area. Parking on grass areas, roadways, or in vacant campsites is strictly prohibited. 

9. Quiet Hours 

Quiet hours are from 10:00PM to 7:00AM. Quiet hours shall be observed as posted by Management. Excessive noise constitutes a rule violation. During this time, guests are asked to keep music, conversations, activities, and other noise at respectful levels. TVs and radios should only be used inside RVs during quiet hours. 

10. Pets 

Pets must be restrained and supervised (unless in a designated dog park area). Guests are liable for injuries or damage caused by pets. Pets CANNOT be left unattended in the designated dog park for any amount of time. Aggressive or disruptive animals may be prohibited. We reserve the right to handle aggressive animals appropriately, including but not limited to eviction. All pets must be on tenant agreement. Pets must be vaccinated. There is a 2-pet maximum per camp spot. If your dog barks excessively, please ensure that they are housed inside your RV. If your dog is aggressive, they must be kept away from other tenants and/or pets. Any physical waste must be bagged and disposed of properly. 

11. Vehicles & Safety 

Guests must obey the posted speed limit of 5MPH. Vehicles must be operated safely and legally. Guests must enter and exit the park carefully, as pedestrians, children at play, and moving vehicles may be present at any time. Parking rules must be followed.  

12. Utilities & Services Disclaimer 

Utilities are provided as a convenience only. Park does not guarantee uninterrupted service. Guests are responsible for proper hookups and equipment. Wi-Fi services are also provided. 

13. Liability & Risk Assumption 

To the fullest extent permitted by Arkansas law: 

-Guest assumes all risks associated with RV occupancy and recreational use. 

-Park and Management are not responsible for loss, theft, damage, or injury. 

-Guest agrees to indemnify and hold harmless Park and Management for claims arising from Guest's actions. 

14. Damage to Park Property 

Guest is responsible for repair costs for any damage caused by Guest, occupants, or visitors. 

15. Right of Entry 

Management may enter sites for maintenance, repairs emergencies, or rule enforcement consistent with Arkansas law.  

16. Termination & Removal 

Management may revoke this license at any time for: 

-Nonpayment

-Rule violations

-Safety concerns

-Conduct issues 

Upon termination, guests must vacate immediately. Failure to vacate may result in removal procedures permitted under Arkansas law. 

17. Abandoned Property 

Property left behind may be considered abandoned and handled according to Arkansas Statutes. 

18. Sex Offender Restrictions 

To promote the safety and welfare of guests, residents, and visitors, the following restrictions apply: 

-Individuals who are required to register as a sex offender under any applicable federal, state, or local law, including but not limited to the Arkansas Sex Offender Registration Act, are PROHIBITED from residing in, occupying or visiting the Park, to the fullest extent permitted by law. 

-Guest represents and warrants that neither guest nor any occupant, visitor, or invitee associated with the guest is subject to sex offender registration requirements. 

-Management reserves the right to deny entry, revoke occupancy, or require immediate removal of any person reasonably believed to be subject to such registration requirements. 

-Violation of this policy constitutes a material breach of this Agreement and grounds for IMMEDIATE TERMINATION WITHOUT REFUND, WHERE PERMITTED BY LAW. 

19. Insurance Requirement & Waiver of Liability for Uninsured RVs 

Guests acknowledge and agree with the following:  

-Guests are solely responsible for maintaining valid and current insurance coverage for their RV, vehicle(s), and personal property, including liability coverage. 

-The Park does not provide insurance coverage for Guest’s RV, vehicles, or belongings under any circumstances. 

-In the event of Guest’s RV or vehicle is uninsured or underinsured, Guest assumes all risks of loss, including but not limited to:  

-Property damage -Fire, collision, or accident 

-Theft or vandalism -Personal injury 

-Damage to other guests or Park property 

-To the fullest extent permitted by law, Guest releases, waives, and discharges the Park, its owners, employees, and agents from any and all claims, damages, losses, liabilities, or expenses arising from or related to the absence, lapse, or inadequacy of insurance coverage. 

-Guest agrees to indemnify and hold harmless the Park from any claims, damages, liabilities caused by Guest’s uninsured or underinsured RV, vehicle, occupants or invites. 

-Management reserves the right, but not the obligation, to verify insurance coverage and may deny or terminate occupancy for failure to maintain appropriate insurance. 

20. Governing Law 

This Agreement shall be governed by the laws of the State of Arkansas. 

21. Entire Agreement 

This document and posted park rules constitute the entire Agreement. Oral modifications are not binding. 

Acceptance of Terms 

Occupancy of a site constitutes acceptance of this Agreement.
